We have been streamlining our build process since 1977 to create today’s seamless and joyful experience for each homeowner that we serve.

Detailed Home Discussion with Sales Manager

  • In depth discussion regarding selected home plan, included features, structural options and design options
  • Detailed discussion regarding financial goals and qualifications
  • Detailed discussion regarding home buying process and timeline

Presentation of New Home Details

  • Plans, specifications, and plot plan reviewed with options, both structural and design
  • Detailed costs (HPAW) outlining all plan, home site, structural and design options reviewed
  • Discuss design meeting process
  • Preview interior and exterior selections

Contract

  • All plan, lot, structural and design options are determined
  • Agreement to Purchase and all related addendums including warranty information are reviewed, agreed and signed
  • New home deposits paid

 

Expand Design Process

Initial Design Meeting

  • Meet and Greet
  • Review of selected plan, structural options, and design options
  • Plans and site plan are signed and dated
  • General discussion outlining process
  • Exterior discussion
    • Exterior colors presented and selected
  • Interior discussion
    • Interior colors presented and selected
    • “General” cabinet drawings are reviewed and options priced if any
      • Final cabinet drawings will be reviewed and signed off at framing
  • “General” electrical discussion
    • Electrical plans and option pricing will be emailed to homeowner
    • Homeowner will have one week to review and make additions, if needed
  • An Option Pricing Worksheet (Design Addendum) and Discussion Guide created if necessary

Follow Up Design Meeting

  • Final Design Addendum discussion and decision
    • Electrical options totaled and included
  • Final exterior color discussion and decision
  • Final interior color discussion and decision
  • “This is your Home”
    • Color Selection Guide is signed
    • Design Addendum/Discussion Guide is signed
    • Photographed selections signed

Remember, “THIS IS YOUR HOME.” If you are not 100% confident and comfortable in your decisions, please take an additional 3 business days to think about the decisions before you sign. Changes to the Color Selection Guide and Specifications are costly, time consuming, and where the majority of delays, mistakes, confusion, and miscommunication come from.

*Please note: We cannot submit your home to the Architectural Review Committee until all design decisions, including selections and colors, are finalized and signed off.

Expand Construction

Construction Perm Closing Process

  • Final package of contract, plans, and specifications sent to the bank for processing construction/perm loan
  • Closing details and schedule prepared by bank and title company
  • Closing scheduled

During this time we are working hard at Permitting Processes, Architectural Review Processes, Scheduling, and Developing Purchase Orders with our goal being to start clearing the Lot within a week or two of Closing.

It’s a go!!

  • You will receive a notification from your Project Manager once site work has begun, along with an overview of the construction process

Pre-Drywall Walkthrough

  • Site walk and discuss the particulars of the home such as foundation, framing, electrical, HVAC, and plumbing
  • Remember to take pictures of the interior and exterior walls as it may help when hanging pictures or future remodeling
  • Start closing discussion with Lender

An estimated completion window will be given by the Project Manager when wood floors are completely installed.

Expand Final Walkthrough

Walkthrough and Home Orientation

  • Certificate of Occupancy must be issued to Builder at this point
  • Room-by-room walkthrough of the home compiling an easy to follow checklist of items of concern will be completed with the Superintendent and Project Manager. It is our goal to turn this home over to you with “ZERO DEFECTS” in accordance with 2-10 Warranties Performance Standards
  • During this room-by-room walkthrough the Superintendent will demonstrate and explain key features of the home as well as explain where to find utility shut offs and maintenance tips
  • Walkthrough Checklist developed

Pre-Closing Meeting

  • Review and confirmation of Completion of Checklist from previous walkthrough
    • Checklist signed off by Superintendent and Owner as we cannot close or modify until this is signed off as complete
  • Review any questions you may have from the previous Home Orientation
  • Landscaping School coordinated, if needed
  • Alarm/ System School coordinated, if needed
  • Pool School coordinated, if needed
  • 2-10 Warranty, 2-10 Registration, and Warranty Process explained by Randy Wise Homes Warranty Manager as well as a New Buyers Package review. This package has appliance documents, garage doors openers, HVAC warranty registration, and many other important documents to read through.

Closing or Modifying On Your New Home

  • Coordinate with Lender and Title Company to close or modify your home loan
  • It’s yours! Time to move in!!!

Home Ownership
  • Now that the home is closed or modified, it is up to the owner to register the home online with 2-10 Home Buyers Warranty. Please take this time to download, print, and read all Warranty/Maintenance guides.
  • Enjoy settling in your beautiful Randy Wise Home.
